Rental Terms & Conditions

1. Booking & Payments

1.1 A deposit of 25% of the total rental price is required at the time of booking.

A conformation invoice detailing the exact amount of the deposit and subsequent payments required will be sent out following the booking request along with a copy of our rental terms and conditions.

1.2 If the deposit is not returned within 14 days of receipt of the confirmation invoice, it will be deemed that you no longer wish to proceed with the booking.

1.3 The remaining 75% of the rental cost must be paid in full a minimum of 10 weeks prior to arrival. If you do not pay in full by the date shown on the final invoice, we reserve the right to cancel your booking and retain your deposit or charge a cancellation fee in accordance with the terms of section 2.1 of this agreement.

1.4 If booking within 12 weeks of arrival the full rental amount must be paid at the time of booking.

2. Cancellations

2.1 If you wish to cancel your holiday due to any circumstances you must inform us in writing and will be liable to the cancellation charges set out in the table below.

We therefore advise all clients to have sufficient holiday insurance in place to cover against any eventualities that may arise.

3. Security Deposit

3.1 A cash security deposit of £150 will be payable to the key-holder upon arrival. This is to cover against any minor damage and breakages. If this amount is insufficient to cover the cost of any breakage or damage caused, the client will be responsible for full payment of any additional costs.

If you detect any damage or breakage upon your arrival please inform the key- holder so that you are not subsequently held responsible for any damage or breakages caused by a previous client, which have gone undetected.

3.2 We request that the property is left in the same condition as it was found on arrival and reserve the right to retain all or part of your security deposit to cover any additional cleaning costs if the property is left in what is deemed by the key-holder to be a ‘substandard’ condition.

It is your responsibility to inform the key-holder of your anticipated departure time so that they are able to inspect the property prior to your departure. If the key-holder is satisfied with the condition of the property the security deposit will be returned to you.

3.3 Prices quoted are inclusive of water and electric, based on normal consumption (e.g. 8kw of electricity per day). Excessive use of these or other services may result in a surcharge, in which case the deposit may be returned to you by post at a later date.

4. Facilities

4.1 Some facilities (e.g. outdoor swimming pool) may be restricted or withdrawn at certain times for maintenance and or bad weather. The pool is typically closed during low season (October to Mid-April). If the availability of a particular facility or service is essential to the enjoyment of your holiday please raise this at the time of booking.

4.2 Cots and high chairs are usually available but must be reserved at the time of booking to avoid disappointment.

Clients are advised that cot linen is not provided.

5. Restrictions

5.1 We regret to inform that pets and smoking are not permitted within the properties.

5.2 All children/minors must be accompanied by an adult. We will only accept
reservations from parties where at least one of the party members is above the age of 18 years old.

5.3 Any all male, all female and all under 21 groups are requested to make this known at the time of booking and may be requested to leave a larger security deposit.
